Over a year ago, a couple of old friends contacted us. We workedtogether on a project in Hanoi. After that we went on our separate ways. Thistime around, we meet again at a new project in their hometown, but a strangeplace to us, Danang – sea city.
This is the first time we have a project in Danang. Takes usa while to get to know this place and to realise even though there are somedifferences, still, Danang carries all the characterisitics of a city oftourism, which is the fast lifestyle. The living infrastructure and theservices are upsurgely developed and renewed seasonally, like mushrooms growingafter the rain. If you’re not from here, the chance of you seeing a face twiceis quite low.
The city grows with that rapidly speed, creates the expectedclassic demands in design and operate. If it weren’t for the old friends, wewouldn’t have taken on this project because of its pressing of time andtemporarity.
Look at it like this, each real estate’s value will increasenoticeably after just a few months, which creates a challenge of having toconstantly renew yourself to the people who are in the travel industry. Theyalways under the pressure of having to follow the trend so that they canrecover the money as soon as possible. Not to mention, if Hanoi has 4 seasons:Spring, Summer, Autumn and Winter; Saigon has 2 seasons: Rainy season and Sunnyseason; then Danang has 2 typical seasons which are Travel season when the seais filled with sunshine and Low travel season when the weather is so bad andthe sea is billowy.
I feel the need to mention all that problems is because theyare the main factors that affecting our choice of design. Like a sweet and anaughty baby, the project has to be able to adapt with the need to expand orchange, adjust the scale of operation in any time of the year and in the project’slife existence.
It creates a puzzle with different changing modules thatneeds to be reasonally solved.
We convince our customers on choosing the reusable materialssuch as wood pallets, reusable glass, the rusty tole or any other materialsthat we can find. The purposes of this to:
First, cutting down on the money that the customers have toinvest in this
Second is to reduce the waste to the imviroment.
Trees are always the good choice because they will grow withtime, creating a friendly space and at the same time, naturally covering themark of time on the building.
The second puzzle that needs to be solve is the house we useto do the renovation. Originally an old governnment company, which was probablybuilt as the same time as the city. The building is degraded and all theoriginal construct documents are lost, plus, the space is like an undergroundnest of ant, filled with all the disorganized small rooms and dark, narrowhallways, even though the front of the building is quite large.
While measuring and finishing the drawing of theconstructionsite, we try to find a way to restore the old structor, at the sametime, try to come up with a suitable zoning plan for this old building. Thesolution is to create the steel sub-structure. We decide on this because of itsflexibility and simple. We also reinforce the structure with steel to make surethe building’s safety.
Aside from that, all the infrastructure solutions anddivision of the space are chosen with simplicity instead of following the old intricatestructure. The purpose of this is to come up with a clean, simple yet affectivedesign which will help all the space inside to have their flexible and caneasily apdapt to the owner’s ways of operation.
The third puzzle we face is to find a way to put 3independent business models in this old building: a café and a restaurant inthe day, a pub at night and a standard dorm styled hostel.
This leads to the result of on the high time, there areapproximately 100 people living and interacting in this old age house.
Take this as an example, while the housekeeper is making thebeds, a receptionist showing the guests who just landed from their flight tothe rooms, they will meet other guests who just come back from a swim. Theywill either walking through the hallway to the public bathroom or sittingscatteredly in the public living area with their swimming gears aside. Andmeanwhile, other people who stay in the hotel next door is looking for a way tothe rooftop bar, where the bartender and the waiters is making and serving thedrinks. The DJ is playing while the regulars are dancing in the garden with thecocktails in their hands..
We put all that activities on a list and put it to a virtualspace to calculate. How to create a place where the people who are enjoyingtheir stay wouldn’t be disturbed by those who are trying to have a good time?That bustle reveals the Danang’s traits, a city where most of the people wholive there come from other cities and so they’re only here for a short getaway,a place where you would hardly see the same face twice.
By solving that 3 puzzles at the same time, The SecretGarden is born. The feelings that we want to create is the same as the onesthat all the guests here are looking for. It’s the friendly and homy feelingyou can find in your own garden.
A home garden can be only your hiding place but it can alsobe a place where you want to share with other friends, even the ones you justmet. You can offer them a beer anytime, sitting on the bench right outside yourroom and just talk. You can even make friends right inside your dorm. As longas you’re here, it doesn’t matter where you’re from.
And the most important thing is that the place has to makeyou feel like opening yourself like that. The space is like a song, has rhythmand its own reasons. There are songs that make you happy, songs that make yousad, and some others put you in a different space. We create this place isbecause of that. It’s the place where multiple needs have to be dealt withsimultaneously and harmonicly.
A short getaway but the memories of it can last for years.We want The Secret Garden to be a part of your dearest memories.

Đó là nhịp sống nhanh, các cơ sở lưu trú cùng các dịch vụ cộngsinh mọc lên và thay mới mỗi mùa, như là nấm sau những mùa mưa. Nếu không phảingười ở đây, bạn khó lòng gặp lại một gương mặt hai lần ngoài phố.
Thành phố phát triển với tốc độ vội vã như vậy, tạo ra những yêu cầu trong thiếtkế và vận hành rất đặc trưng. Nếu không phải là dự án của những người bạn cũ,có lẽ chúng tôi đã không nhận làm công trình này, bời tính chất gấp gáp và tạmthời (temporary) của nó.
Cứ hình dung rằng, mỗi bất động sản ở nơi này sẽ có giá trị dao động đáng ngạcnhiên sau những quãng thời gian chỉ một vài tháng, điều đó đặt ra một thử tháchlớn cho người vận hành các cơ sở kinh doanh dịch vụ du lịch tại đây. Họ luôn nằmdưới áp lực phải làm mới mình để bắt kịp các xu hướng, nhanh chóng thu hồi vốn,thậm chí là luân chuyển sang các địa điểm khác nhau sau khi hợp đồng kết thúc.Đó là chưa kể đến, nếu Hanoi tồn tại với 4 mùa xuân hạ thu đông, Saigon có mùamưa và nắng, thì Đà Nẵng lại rất đặc trưng với mùa du lịch khi biển đẹp nắngvàng, và mùa vắng khách lúc thời tiết khó chịu khiến cho biển động.
Sở dĩ phải nói về các vấn đề này là bởi chúng là những yếu tố quyết định phần lớnlựa chọn trong thiết kế của chúng tôi. Giống như một đứa trẻ mau ăn chóng lớnvà tính khí thất thường, công trình cần đáp ứng nhu cầu mở rộng hoặc thay đổi,điều chỉnh mô hình hoạt động ở bất kỳ thời điểm nào trong năm, và trong suốt thờigian tồn tại của nó.

Điều này dẫn đến lựa chọn về vật liệu, với thép là chủ yếu để xây dựng khung,và gỗ cùng các vật liệu khác trở thành yếu tố phụ trợ. Với lựa chọn như vậy,chi phí đầu tư ban đầu sẽ thấp nhưng lại có thể nâng cấp bất cứ khi nào. Các vậtliệu cũng có thể được thay mới tùy nhu cầu ở từng thời điểm, tùy đối tượngkhách mà công trình nhắm đến ở mỗi giai đoạn phát triển.
Chúng tôi cũng hướng khách hàng đến việc chọn lựa đầu tư cho các vật liệu táichế, như là gỗ pallet, kính tái sử dụng, các tấm tole rỉ sét hay bất kỳ vật liệunào có thể tìm kiếm được. Mục đích của điều này thực ra là một giải pháp songphương, khách hàng có thể giảm chi phí đầu tư, và chúng tôi hạn chế sử dụng cácvật liệu mới, vốn sẽ tạo ra thêm phế thải sau khi không còn được sử dụng.
Cây xanh cũng luôn là một lựa chọn tốt, khi chúng luôn phát triển theo thờigian, tạo ra những không gian gần gũi, hiền lành, đồng thời chậm rãi che phủ cấutrúc vốn đã già nua của tòa nhà một cách tự nhiên nhất.

Bài toán thứ hai cần được giải song song là chính căn nhà được thuê để cải tạothành công trình. Vốn dĩ là một công ty cũ trực thuộc nhà nước, được xây dựngcó lẽ xấp xỉ với tuổi của thành phố. Công trình vừa xuống cấp, vừa thiếu các hồsơ xây dựng gốc, lại vừa có không gian trúc trắc đặc trưng của một tòa nhà hànhchính vốn trải qua không ít lần sửa chữa - nhiều phòng nhỏ, nhiều tầng cấp, nhiềulối đi nhỏ hẹp tăm tối nối liền các phòng, các tầng. Như cấu trúc một tổ kiếndưới lòng đất, dù vốn dĩ mặt tiền của tòa nhà không nhỏ.
Cùng lúc với việc đo đạc và tái dựng hiện trạng, chúng tôi tìm cách phục hồi lạihệ thống kết cấu vốn đã quá cũ, đồng thời tìm cách tạo ra một bản quy hoạch khônggian phù hợp với bộ vốn đã quá tuổi của công trình. Giải pháp tạo ra các kết cấuphụ bằng thép được lựa chọn, bởi tính linh động và nhanh gọn của nó. Thép cũngđồng thời hỗ trợ gia cố kết cấu cho tòa nhà tại các điểm không còn đảm bảo sựchắc chắn.
Bên cạnh đó, các giải pháp hạ tầng và phân chia không gian cũng được chọn lựatheo cách đơn giản nhất, thay vì bám sát với cấu trúc rắc rối vốn có của tòanhà. Mục đích của việc này là tạo ra một bản thiết kế sạch sẽ, đơn giản nhất cóthể. Sự sạch sẽ đó sẽ giúp cho các không gian nhỏ bên trong khi được đặt vàosau sẽ có được sự uyển chuyển nhất, bám sát với nhu cầu vận hành lẫn điều chỉnh của người chủ.

Bài toán thứ ba chúng tôi gặp, là tìm cách nhét vào tòa nhà cũ đó 3 mô hìnhkinh doanh độc lập. Một tiệm cafe và nhà hàng nhỏ hoạt động im ắng vào banngày, một quán pub sôi động vào ban đêm, và một khách sạn dạng hostel đặc trưngvới kiểu phòng dorm (giường cho thuê) cùng hoạt động song song với các phòngđơn dạng thông thường.
Điều này dẫn đến hệ quả rằng trong những lúc cao điểm, có xấp xỉ 100 con ngườicùng sinh hoạt trong một khối nhà vài chục năm tuổi, tạo ra những tương tác, nhữnggiao cắt hành vi với nhau.
Hãy ví dụ như thế này, trong lúc một nhân viên buồng phòng đang dọn dẹp các giườngtrống, một nhân viên lễ tân sẽ dẫn một vài vị khách vừa đáp chuyến bay đi xemphòng, họ sẽ gặp một vài người khách khác vừa đi tắm biển về, họ hoặc sẽ đi lạiở hành lang các phòng tắm tập thể, hoặc ngồi rải rác tại những khu vực sinh hoạtchung với dụng cụ bơi lặn còn để bên cạnh, và trong cùng lúc đó, vài người khácở các khách sạn lân cận cũng đang tìm lối lên quán bar nhỏ trên sân thượng, nơibartender vẫn đang miệt mài pha chế, nhân viên ra vào như thoi dệt, còn DJ thìchơi nhạc cho mấy người khách quen đang nhún nhảy ngoài sân với ly cocktailtrên tay..
Tất cả những hành vi đó, và nhiều hành vi khác nữa, được chúng tôi lên danhsách và đưa vào một mô hình phân tích giả lập, nơi mọi sự chạm mặt ngẫu nhiên đềucó khả năng trở thành một tình bạn, một ấn tượng, một cơ duyên. Làm sao để nhómngười này đang sinh hoạt lại không thấy khó chịu, trong khi nhóm người kiakhông bị ảnh hưởng khi đang thưởng thức không gian của riêng họ. Sự tất bật đóphản ánh cá tính của thành phố, nơi phần lớn mọi người sống ở một thành phố khácvà chọn nơi chốn này chỉ cho vài ngày nghỉ ngơi ngắn ngủi, nơi bạn sẽ rất hiếmkhi gặp lại cùng một gương mặt ngoài phố hai lần.

Bằng cách giải song song 3 bài toán đó, The Secret Garden ra đời. Điểm chung củamọi cảm xúc mà chúng tôi muốn, cũng là thứ mà từng khách hàng tìm đến đây làkhông gian, cùng những giao cắt ngẫu nhiên khi tương tác với không gian. Và điểmchung của mọi không gian là phải thực sự gần gũi, như là thứ cảm xúc bạn tìm thấyở khu vườn nhà mình.
Một khu vườn nhà có thể là nơi chốn của chỉ riêng bạn, nhưng cũng là nơi mà bạnmuốn chia sẻ với những người quanh mình, kể cả là mới gặp hay quen biết đã lâu.Bạn có thể mời ai đó vừa gặp một chai bia bất cứ lúc nào, kéo họ xuống ghế tánchuyện ngay khi vừa ra khỏi phòng, thậm chí thò đầu ra khỏi những giường dormsmà trò chuyện. Kể cả khi các bạn vừa đến từ những thành phố cách nhau nửa vòngtrái đất.
Và quan trọng là nơi chốn bạn phải khiến bạn muốn làm như vậy. Trò chơi củakhông gian cũng giống như một bài hát, có nhịp điệu và lý lẽ của riêng nó. Công trình vừa xuống cấp, vừa thiếu các hồsơ xây dựng gốc, lại vừa có không gian trúc trắc đặc trưng của một tòa nhà hànhchính vốn trải qua không ít lần sửa chữa - nhiều phòng nhỏ, nhiều tầng cấp, nhiềulối đi nhỏ hẹp tăm tối nối liền các phòng, các tầng. Như cấu trúc một tổ kiếndưới lòng đất, dù vốn dĩ mặt tiền của tòa nhà không nhỏ.
Cùng lúc với việc đo đạc và tái dựng hiện trạng, chúng tôi tìm cách phục hồi lạihệ thống kết cấu vốn đã quá cũ, đồng thời tìm cách tạo ra một bản quy hoạch khônggian phù hợp với bộ vốn đã quá tuổi của công trình. Giải pháp tạo ra các kết cấuphụ bằng thép được lựa chọn, bởi tính linh động và nhanh gọn của nó. Thép cũngđồng thời hỗ trợ gia cố kết cấu cho tòa nhà tại các điểm không còn đảm bảo sựchắc chắn.
Bên cạnh đó, các giải pháp hạ tầng và phân chia không gian cũng được chọn lựatheo cách đơn giản nhất, thay vì bám sát với cấu trúc rắc rối vốn có của tòanhà. Mục đích của việc này là tạo ra một bản thiết kế sạch sẽ, đơn giản nhất cóthể. Sự sạch sẽ đó sẽ giúp cho các không gian nhỏ bên trong khi được đặt vàosau sẽ có được sự uyển chuyển nhất, bám sát với nhu cầu vận hành lẫn điều chỉnh của người chủ.

Bài toán thứ ba chúng tôi gặp, là tìm cách nhét vào tòa nhà cũ đó 3 mô hìnhkinh doanh độc lập. Một tiệm cafe và nhà hàng nhỏ hoạt động im ắng vào banngày, một quán pub sôi động vào ban đêm, và một khách sạn dạng hostel đặc trưngvới kiểu phòng dorm (giường cho thuê) cùng hoạt động song song với các phòngđơn dạng thông thường.
Điều này dẫn đến hệ quả rằng trong những lúc cao điểm, có xấp xỉ 100 con ngườicùng sinh hoạt trong một khối nhà vài chục năm tuổi, tạo ra những tương tác, nhữnggiao cắt hành vi với nhau.
Hãy ví dụ như thế này, trong lúc một nhân viên buồng phòng đang dọn dẹp các giườngtrống, một nhân viên lễ tân sẽ dẫn một vài vị khách vừa đáp chuyến bay đi xemphòng, họ sẽ gặp một vài người khách khác vừa đi tắm biển về, họ hoặc sẽ đi lạiở hành lang các phòng tắm tập thể, hoặc ngồi rải rác tại những khu vực sinh hoạtchung với dụng cụ bơi lặn còn để bên cạnh, và trong cùng lúc đó, vài người khácở các khách sạn lân cận cũng đang tìm lối lên quán bar nhỏ trên sân thượng, nơibartender vẫn đang miệt mài pha chế, nhân viên ra vào như thoi dệt, còn DJ thìchơi nhạc cho mấy người khách quen đang nhún nhảy ngoài sân với ly cocktailtrên tay..
Tất cả những hành vi đó, và nhiều hành vi khác nữa, được chúng tôi lên danhsách và đưa vào một mô hình phân tích giả lập, nơi mọi sự chạm mặt ngẫu nhiên đềucó khả năng trở thành một tình bạn, một ấn tượng, một cơ duyên. Làm sao để nhómngười này đang sinh hoạt lại không thấy khó chịu, trong khi nhóm người kiakhông bị ảnh hưởng khi đang thưởng thức không gian của riêng họ. Sự tất bật đóphản ánh cá tính của thành phố, nơi phần lớn mọi người sống ở một thành phố khácvà chọn nơi chốn này chỉ cho vài ngày nghỉ ngơi ngắn ngủi, nơi bạn sẽ rất hiếmkhi gặp lại cùng một gương mặt ngoài phố hai lần.

Bằng cách giải song song 3 bài toán đó, The Secret Garden ra đời. Điểm chung củamọi cảm xúc mà chúng tôi muốn, cũng là thứ mà từng khách hàng tìm đến đây làkhông gian, cùng những giao cắt ngẫu nhiên khi tương tác với không gian. Và điểmchung của mọi không gian là phải thực sự gần gũi, như là thứ cảm xúc bạn tìm thấyở khu vườn nhà mình.
Một khu vườn nhà có thể là nơi chốn của chỉ riêng bạn, nhưng cũng là nơi mà bạnmuốn chia sẻ với những người quanh mình, kể cả là mới gặp hay quen biết đã lâu.Bạn có thể mời ai đó vừa gặp một chai bia bất cứ lúc nào, kéo họ xuống ghế tánchuyện ngay khi vừa ra khỏi phòng, thậm chí thò đầu ra khỏi những giường dormsmà trò chuyện. Kể cả khi các bạn vừa đến từ những thành phố cách nhau nửa vòngtrái đất.
Và quan trọng là nơi chốn bạn phải khiến bạn muốn làm như vậy. Trò chơi củakhông gian cũng giống như một bài hát, có nhịp điệu và lý lẽ của riêng nó. Cónhững bài hát làm bạn vui, một số khiến bạn buồn, và một số khác thì vùi bạnvào riêng một góc nhỏ với không ai ngoài chính mình. Chúng tôi tạo ra nơi chốnnày cũng bằng cách đó, nơi vài chục nhu cầu khác nhau phải được xử lý để diễnra song song, hàng trăm hoạt động khác nhau diễn ra cùng lúc. Và mọi thứ giao cắtvới nhau trong sự dễ dịu đồng nhất.
Một chuyến du lịch sẽ ngắn, nhưng ký ức về nó có thể kéo dài mãi. Chúng tôi muốnThe Secret Garden trở thành một phần ký ức như vậy, dễ chịu, gần gũi như thể chỉtừ nhà bước ra vườn, từ vườn ra ngõ.

Over a year ago, a couple of old friends contacted us. We workedtogether on a project in Hanoi. After that we went on our separate ways. Thistime around, we meet again at a new project in their hometown, but a strangeplace to us, Danang – sea city.
This is the first time we have a project in Danang. Takes usa while to get to know this place and to realise even though there are somedifferences, still, Danang carries all the characterisitics of a city oftourism, which is the fast lifestyle. The living infrastructure and theservices are upsurgely developed and renewed seasonally, like mushrooms growingafter the rain. If you’re not from here, the chance of you seeing a face twiceis quite low.
The city grows with that rapidly speed, creates the expectedclassic demands in design and operate. If it weren’t for the old friends, wewouldn’t have taken on this project because of its pressing of time andtemporarity.
Look at it like this, each real estate’s value will increasenoticeably after just a few months, which creates a challenge of having toconstantly renew yourself to the people who are in the travel industry. Theyalways under the pressure of having to follow the trend so that they canrecover the money as soon as possible. Not to mention, if Hanoi has 4 seasons:Spring, Summer, Autumn and Winter; Saigon has 2 seasons: Rainy season and Sunnyseason; then Danang has 2 typical seasons which are Travel season when the seais filled with sunshine and Low travel season when the weather is so bad andthe sea is billowy.
I feel the need to mention all that problems is because theyare the main factors that affecting our choice of design. Like a sweet and anaughty baby, the project has to be able to adapt with the need to expand orchange, adjust the scale of operation in any time of the year and in the project’slife existence.
It creates a puzzle with different changing modules thatneeds to be reasonally solved.
We convince our customers on choosing the reusable materialssuch as wood pallets, reusable glass, the rusty tole or any other materialsthat we can find. The purposes of this to:
First, cutting down on the money that the customers have toinvest in this
Second is to reduce the waste to the imviroment.
Trees are always the good choice because they will grow withtime, creating a friendly space and at the same time, naturally covering themark of time on the building.
The second puzzle that needs to be solve is the house we useto do the renovation. Originally an old governnment company, which was probablybuilt as the same time as the city. The building is degraded and all theoriginal construct documents are lost, plus, the space is like an undergroundnest of ant, filled with all the disorganized small rooms and dark, narrowhallways, even though the front of the building is quite large.
While measuring and finishing the drawing of theconstructionsite, we try to find a way to restore the old structor, at the sametime, try to come up with a suitable zoning plan for this old building. Thesolution is to create the steel sub-structure. We decide on this because of itsflexibility and simple. We also reinforce the structure with steel to make surethe building’s safety.
Aside from that, all the infrastructure solutions anddivision of the space are chosen with simplicity instead of following the old intricatestructure. The purpose of this is to come up with a clean, simple yet affectivedesign which will help all the space inside to have their flexible and caneasily apdapt to the owner’s ways of operation.
The third puzzle we face is to find a way to put 3independent business models in this old building: a café and a restaurant inthe day, a pub at night and a standard dorm styled hostel.
This leads to the result of on the high time, there areapproximately 100 people living and interacting in this old age house.
Take this as an example, while the housekeeper is making thebeds, a receptionist showing the guests who just landed from their flight tothe rooms, they will meet other guests who just come back from a swim. Theywill either walking through the hallway to the public bathroom or sittingscatteredly in the public living area with their swimming gears aside. Andmeanwhile, other people who stay in the hotel next door is looking for a way tothe rooftop bar, where the bartender and the waiters is making and serving thedrinks. The DJ is playing while the regulars are dancing in the garden with thecocktails in their hands..
We put all that activities on a list and put it to a virtualspace to calculate. How to create a place where the people who are enjoyingtheir stay wouldn’t be disturbed by those who are trying to have a good time?That bustle reveals the Danang’s traits, a city where most of the people wholive there come from other cities and so they’re only here for a short getaway,a place where you would hardly see the same face twice.
By solving that 3 puzzles at the same time, The SecretGarden is born. The feelings that we want to create is the same as the onesthat all the guests here are looking for. It’s the friendly and homy feelingyou can find in your own garden.
A home garden can be only your hiding place but it can alsobe a place where you want to share with other friends, even the ones you justmet. You can offer them a beer anytime, sitting on the bench right outside yourroom and just talk. You can even make friends right inside your dorm. As longas you’re here, it doesn’t matter where you’re from.
And the most important thing is that the place has to makeyou feel like opening yourself like that. The space is like a song, has rhythmand its own reasons. There are songs that make you happy, songs that make yousad, and some others put you in a different space. We create this place isbecause of that. It’s the place where multiple needs have to be dealt withsimultaneously and harmonicly.
A short getaway but the memories of it can last for years.We want The Secret Garden to be a part of your dearest memories.
